The Challenge
N&S Supply, the owner of this property, had utilized SVN Deegan-Collins to relocate their plumbing and bathroom showroom to a new location. They now needed to sell this asset. SVN was consulted to provide expert recommendations on pricing, marketing strategy, and expected time on the market. Constructed in 1908, the property presented several challenges, including limited parking, non-compliance with ADA standards, partial heating, dated windows, and other functional limitations.
The Plan
Given the property’s prime location in a growing arts district in Midtown Kingston and the city’s increasing demand for housing, we developed a targeted marketing strategy. Our team leveraged its extensive database to identify and engage potential buyers, focusing on the arts community and residential developers.
The Result
After launching the marketing campaign, we secured an offer from the Center of Photography of Woodstock, an organization dedicated to fostering critical dialogue and creative discovery in photography and related media. The building aligned perfectly with their vision of a new gallery and public space. The City of Kingston assisted in providing a Restore NY grant, demonstrating its commitment to the art community.
