The Challenge
The owner of this property approached SVN Deegan-Collins Commercial Real Estate after having listed the property with another broker for an extended period, asking what our approach would be in order to effect a sale. The property was dated, and it was also in a zoning district that limited its reuse.
The Plan
We capitalized on the size and free-span nature of the construction, as well as the acreage the property offered to the next purchaser. A 17,000 sq. ft. +/- building, with no columns within to impede redevelopment, situated on 4.9 acres, were the attributes we highlighted in our marketing.
The Result
We successfully closed a sale with a purchaser who converted the building into both an indoor and outdoor soccer facility. This capitalized on the free space nature of the building itself, as well as the vast outdoor open area, allowing the construction of both indoor and outdoor soccer fields.
